Services

Land development is the process of transforming or purposing land to an intended use while meeting the requirements and requisites of the client, community, and permitting agencies.

​We  provide a wide variety of civil engineering services and recognize that DETAILS matter in the planning and design of these projects.  Given our experience, we know that each project is unique and will have its own design challenges.   We put in the hard work up front by solving difficult issues and thoroughly understanding all aspects of the site to ensure a smooth process during construction.  The following will provide some additional insight into the services our firm provides.  

Pre-Development Services

The purpose of due-diligence is to study the proposed site to ensure our clients have a clear understanding of both the development potential and limitations of the subject property.  These services range from performing site visits, preparing concept or pricing plans, reviewing zoning ordinances and development regulations, meeting with permitting agencies, sight distance studies, and researching supporting infrastructure such as transportation and utilities.  Other due-diligence work involves understanding the entitlement process for permitting and becoming familiar with development impact and permitting costs.   We work with other skilled professionals and can assist in providing boundary and topographic surveys, environmental site assessments (ESA), delineation of jurisdictional waters and wetlands, subsurface geotechnical investigation reports, traffic studies, and other relevant reports.

Site Design and Permitting

Site design begins with good due-diligence and a clear understanding of the needs and requirements of the client.  Once this information is gathered and compiled, we go to work to design the best solution for your project to the site constraints. Typically, the land development process involves preparing concept plans which lead into the preparation of design documents.  The design documents are used in permitting, followed by the issuance of final construction drawings. Construction administration services are provided during the construction phase to ensure the work is in general conformance with the contract documents followed by project close-out.  In some cases, rezoning efforts or variances are required for a project, which are typically handled at the front end of a project. ​ Design services may include preparing demolition plans, site plans, grading and drainage plans, utility design, erosion control plans, project specifications, and hydrology studies.  

Infrastructure and Municipal 

Municipalities are responsible for the construction and maintenance of the basic infrastructure needs that support our communities.  This involves the road networks, sanitary sewer systems,  water distribution systems, and storm sewer systems.   We work alongside municipalities to provide basic infrastructure design service, including the preparation of infrastructure design documents, bidding services, contract and construction administration, followed by project close-out.  We also provide bidding and contract administration services for our private sector clients, as needed. These services may include road design, sanitary sewer lift station design, sanitary sewer main extension projects, water distribution system improvements, streetscape projects, and storm sewer infrastructure projects and improvements. 

Master Planning

Successful projects begin with a vision and a plan for the future.   Large scale projects require short term and long term planning considerations.  Through the land planning process, we work with clients to shape their visions into reality.
